Do I Need an Egress Window for a Basement Bedroom in Ohio?
Yes. Ohio building code requires at least one code-compliant egress window (or door) in every basement room used for sleeping. Without it, Summit County won't approve your finished-basement plans, and you can't legally list the room as a bedroom when you sell.
A rec room, home theater, office, or gym doesn't need egress — the requirement is specifically for sleeping rooms. So if you're finishing a basement to add a bedroom, guest suite, or rental unit, the egress window is the step that makes it legal and countable in your home's bedroom and square-footage totals.
The rule comes from IRC R310, the part of the building code that covers emergency escape. It says every sleeping room below grade needs one window (or door) a person can climb out of — and that a firefighter can climb in through. To count, the window needs a clear opening of at least 5.7 square feet, a sill no higher than 44 inches off the floor, and a well big enough to stand in and climb out of.
This matters for more than safety. Both the county and a home appraiser check for code egress before a basement room can be called a bedroom. Add the window, and a 3-bedroom house can become a 4-bedroom house on paper.
