Common Waterproofing Failure Modes
No Drainage Bed
The single most common failure. Many older egress installations were set directly into soil with no gravel below. Water has nowhere to go and saturates the well floor, eventually hydrating the foundation wall and leaking inside.
Disconnected Drain Tile
A drainage bed that isn't connected to a sump or footer drain fills up over time. Once the gravel bed is saturated, it provides no further benefit. Connecting to the footer system is the fix.
Failed Frame Caulk
Original polyurethane caulk at the frame-to-foundation joint cracks and separates over 5–10 years. Water infiltrates the joint and tracks into the basement along the foundation. Re-flashing with proper membrane is the right repair.
Incorrect Well Pitch
A well installed level (or sloped inward toward the foundation) directs surface water toward the window instead of away. The well should slope slightly outward. We correct pitch during drainage system rebuilds.
New Installation Waterproofing

Why does water get into my egress window well?

Do polycarbonate well covers stop water intrusion?
