Will My Egress Window Leak?
Not if it's installed properly. Egress window leaks are almost always a drainage problem in the window well, not a problem with the window itself.
We put at least 12 inches of drainage gravel in the bottom of every well and connect it to a weeping tile or dry-well system, then seal the window flange with waterproof membrane and flashing. That matters more here than in most of the country — Twinsburg's dense glacial clay holds water against the foundation, so a well without real drainage will collect water every spring. Done right, ours stay dry.
The window is not usually the problem — the well is. When a well fills with water and has nowhere to send it, that water sits against the glass and the frame until it finds a way in. Fix the drainage and the leak goes away.
On every job we put at least 12 inches of gravel in the bottom of the well and run a drain line into your footer drain or a dedicated dry well. That gives the water a fast path down and away from the foundation. This matters most in Twinsburg-area clay soil, which holds water instead of letting it soak in. A clear polycarbonate cover helps too — it keeps rain, leaves, and snow out of the well while still letting light in. Between good drainage and a cover, a well built right stays dry.
